Most summers here, the new-restaurant conversation is a single address. A room opens on PGA Boulevard, everyone tries it in July, and the calendar moves on. Summer 2026 is different in a way that matters if you already live inside the 33410 and 33418 zip codes. The openings are not clustered. They are landing simultaneously at three different corners of the city, and each corner is asking something different of a resident's evening.
That geographic spread is the whole story. It is also the reason a mid-August Tuesday is a better night to work through the list than any Saturday in November.

Palm Beach Gardens has usually funnelled its dining energy into PGA Boulevard and the Downtown at the Gardens stretch. Summer 2026 breaks that pattern. The new inventory sits on a triangle: Northlake Boulevard to the west, Donald Ross Road at the north edge, and Lake Victoria Garden Avenue near the mall.

The value of the map is not any single restaurant. It is that a resident can now build a week that touches all three without repeating a drive or a menu.
Avenir Town Center, Now That It Is Real
For four years, Avenir Town Center existed mostly as a rendering. It is now a 200,000-plus square foot retail and dining hub with nineteen committed tenants opening in phases through summer, anchored by a 49,000 square foot flagship Publix that opened in May.
The dining lineup is the reason to pay attention if you already live north of Northlake and have been driving to PGA Boulevard for anything better than takeout:
- Kitchen Restaurant, the American steak and seafood room with existing locations in West Palm Beach and Palm Beach Gardens
- Seppe Pizza Bar, whose only other two rooms are in New York
- Taki Kappo Omakase, an upscale Japanese counter concept
- H&H Bagels, the New York morning name
- Carmela Toast and Coffee Bar, positioned for the remote-worker weekday and the weekend brunch shift
- Smoke & Maple, a gastropub opening its first location here
- Sloan's Ice Cream and Field of Greens, both adding a sixth or seventh Palm Beach County address
- Service tenants including Venetian Nail Spa, Kevin James Salon, Velocity Community Credit Union, Mr. Golf Cart, and deFabrique Aesthetic Dentistry
Two things worth flagging for anyone west of the Turnpike. First, the entire center is stitched to the residential pods by golf cart paths, which means a Friday dinner is a fifteen-mile-per-hour glide rather than a Northlake left turn. Second, the phased opening is deliberate. Publix and Walgreens led in early summer; some specialty tenants extend into fall. Anyone hoping to eat everything on opening weekend will be disappointed. Anyone willing to work through the list across July, August, and September will effectively have the place to themselves.
The city has also approved an $18 million freestanding emergency room at Coconut Boulevard and Northlake, with construction starting this summer, and the Jupiter Medical Center micro-hospital is already on the Avenir grounds alongside the operational Fire Station 6. That infrastructure explains why the tenant mix skews toward daily-use rather than destination retail. It is designed for the people who live there, not the people driving in from Wellington.
Alton, Where Day and Night Stack in One Lot
At 5320 Donald Ross Road, three things now share an address in a way that did not exist a year ago.
Field of Greens opened its Donald Ross location on March 13, with a second Palm Beach Gardens store at 12485 Northlake Boulevard following on April 3. The Donald Ross store lives inside Alton Town Center, which puts it directly across the parking field from Lynora's, the family-owned Italian room that has been running a full-service daily happy hour on the patio.
Tucked inside Lynora's, at Unit 132, is Stanza Lounge, the speakeasy concept from restaurateur Angelo Abbenante. It runs a nightly DJ, an upscale casual chic dress code, a 25-and-over door, and a two-hour reservation window that stretches when the room allows.
The practical read for a resident: this is now a lot you can arrive at for a 12:30 salad, come back to for a 5:30 patio drink, and return to for a 10:00 cocktail without moving your car. That is a texture Palm Beach Gardens has not really offered outside Downtown at the Gardens. It arrived quietly in the spring while everyone was still watching Avenir.
Phatboy Sushi and the Gardens Mall Corner
The mid-summer wildcard is Phatboy Sushi Kitchen & Bar, targeting a mid-to-late July opening at 11701 Lake Victoria Garden Avenue, Suite 8102, which puts it a short walk from The Gardens Mall.
A few things distinguish it from the usual mall-adjacent sushi count. It is the seventh location for a family-owned brand that started in Fort Lauderdale ten years ago, and it is the first of the seven built from the ground up rather than fitted into existing space. The room seats about 80 inside plus 40 on the patio. The menu runs wider than the category suggests, with hibachi skillets, poke bowls, dumplings, brussels sprouts with pork belly, and a happy hour that runs all day Tuesday.
For residents used to driving to Jupiter or West Palm for a serious sushi list, this closes a real gap on the map. It also gives the Gardens Mall corner a reason to stay in play on a Sunday night, when the mall itself has usually gone quiet.
What to Actually Do This Week
Before season resets the reservation grid, the practical resident calendar looks something like this:
- Saturday morning at The Gardens GreenMarket, 10500 North Military Trail, where the America 250 programming has been running weekly and the vendor list expands every few weeks
- A weekday lunch at either Field of Greens location, testing which one you actually prefer for the drive
- A Tuesday evening at Phatboy for the all-day happy hour once the doors open
- A late-week golf cart run to Avenir Town Center, timed to whichever tenant opened that month
- A Friday night stack at Alton, moving from Lynora's patio to Stanza after ten
If you have younger kids in the house, Splash Into Storytime is still running Tuesdays through August 4 at the PBG Aquatic Complex on Burns Road. It is one of the few free, city-run summer programs that has not been quietly moved to a lottery.
The Season Reset Is Coming Faster Than Usual
Two things are worth understanding about the calendar. First, most of the Avenir tenants that open in July and August will be findable, sit-down-able, and, frankly, undiscovered for their first sixty to ninety days. By mid-November, that changes. Second, the phased-tenant rollout at Avenir means the "new opening" story keeps regenerating through fall, so the reservation squeeze will not concentrate the way a single-restaurant debut does. The window is longer, but it still closes.
For homeowners here, the point is not to try everything. It is to know that the map has changed shape. A weeknight dinner three miles from your door used to mean PGA Commons or Downtown at the Gardens. It now means a real choice among three separate corners of the city, each with a different rhythm.
A Note for Part-Time Owners
If your home in Palm Beach Gardens sits quiet for parts of the summer, the practical takeaway is different. The Avenir Town Center opening will affect what your neighborhood looks like when you return in October, particularly if your home is in the Northlake corridor or west of the Turnpike. Traffic patterns on Northlake have been recalibrated with new signals and turn lanes designed for the Town Center's daily volume. Golf cart access from residential pods to grocery and dining is a genuinely new amenity for owners in Avenir, Alton, and any community connected by the cart path network.

That has implications for how a home shows in season, and for how a returning owner spends their first week back.
